Plan Description
We have 3 options for Imperial plans, the orginal shown here and the II & III.
What sets this plan apart is it has 169 less sq ft which can be significant cost savings if you are not wanting the extra square feet. It also has an option for an extra 1/2 bath.
Kitchen: We show you 3 different kitchen configurations. Keep in mind though we show some ilsand ideas, how big you want this and the drawers and options like built in trays, trash cans, spice racks, etc are up fo you. Do you like the bay window or want a larger window with awning, casement or slider in that area? Keep in mind if you want drawers (think pots and pans easily stored so you do not have a bend down) or doors. Most homes have drawers built in to most spaces. Do you want 3 drawers or 2 (larger pots).
Extra 1/2 Bath: If you would like this, you have 2 choices, take out one of the 2 master closets all togrether or cut the pantry size down and add it on the back of the pantry. This is shown in the optional 1/2 bath with WIC by pantry option. You pantry would still be large. Consider adding an outlet in the pantry for a vaccum. This option adds in a large linen closet to your master bathroom.
Master Suite: As with any plan you can make adjustments where you like. We show you options in this one for some varying configurations. Start by considering if you want a tub or not. The plan has 3 options for showers shown, though as with any plan we can customize your shower as you wish.
Laundry Room: This varies in the Imperial II and III as in those plans you could walk from one large walk-in closet in to the laundry room, making putting away your clothes a synch. If you choose the extra half bath option then you will have a smaller laundry area with cubbies and sink. You could choose to eliminate the sink to add in more cabinet space with a large linen or surface area with a countertop space vs a sink.
Without the 1/2 bath you'll have a large laundry area. Drawn in the the plan is an open counter area and sink with shelves next to the countertop area. You can reconfigure this any way you like. Do you want built in laundry baskets or a large linen cabinet? You'll have a raised storage area (due to the steps being below this area) for storage.
Bedrooms 2, 3 & Bath #1: Decide if you would like 2 windows in each bedroom for more light. Or if you are looking for more places to have furntiure and cost effectiveness to have 1 in each room. Bath #1 allows for an optional linen which will give you room to store linens and bathroom items. There is a shelf built in and you have space for a hamper in this bathroom.
Imperial II & III: If you want more space, then you may want to look at these plans. This allows for 11'11" in bedrooms 2 & 3 vs 10'6". In the Imperial III the kitchen space is expanded with a very large island, hood above a 36" range a large double window and all the drawers, doors and extras already in place and throughly thought through. The laundry space in both allows for a fridge or freezer. The master bathroom space also allows for split vanities so each person has their own or a make up counter to sit.
